Unique Marketing Offers Commission Savings
BACKGROUND Real estate commissions are often misunderstood. Many people believe that the industry has a set standard that all agents must adhere to. Many real estate companies want people to believe this.
Real estate commissions are negotiable between a real estate agent and the seller. State anti-trust laws make this a fact.
I believe that by offering sellers (and ultimately buyers) a flexible commission program, the seller WINS, the buyer WINS, and the real estate agent WINS!
I have been offering a unique marketing strategy with reduced commissions for several years and have experienced satisfaction in seeing buyers and sellers in a Win-Win outcome.

The marketed property has 3 ways that it may sell. All 3 ways are possible, each one saving the seller thousands of dollars:
1.If another agent other than the listing agent brings an acceptable offer, sellers save 1% on their commission. The selling agent receives a traditional commission which is never reduced. Only the listing agent takes a reduction in commission.
2. If I, the listing agent, brings an acceptable offer, sellers save 2% on their commission. I sell many of my own listings in comparison to the average agent.
3. Sellers have a 3rd opportunity which is optional. Many buyers in today's marketplace opt to purchase without the assistance of an agent. These buyers are, for the most part, left out in the cold. They can only look at listed properties with a real estate agent. That leaves them only For Sale By Owner properties, even if they are qualified buyers ready to purchase. This group of buyers should have access to and be able to purchase any home for sale.
With the 3rd opportunity I offer, they do! If the sellers agree, I put their name and phone number on the information flyers. I also give the sellers open house signs. Buyers not working with an agent can call sellers to set up an appointment to see the property. They can also attend any open houses the sellers may have. The sellers friends and co-workers may be in the market for a home. The possibilities with this opportunity are endless. Bottom line. If the sellers find an acceptable buyer the commission is reduced to 1%. I, the listing agent, still do all of the work and give 100% support. I am involved from the beginning. I facilitate the negotiation of the offer, handle all contracts, assist the potential buyer with financial issues - Everything - until the transaction is closed. Buyers appreciate having a professional involved. Sellers need the protection and peace of mind!
